Questions you need to ask first.

What is asbestos used for? Because of its structural durability, asbestos was used in the United States for a number of years in the 20th century in several construction materials, such as loose-fill insulation containing asbestos fibers (vermiculite insulation), some styles of stucco (popcorn ceilings), and asbestos Insulating board or asbestos cement siding to name a few.

Although the use of asbestos as a building material was outlawed by the EPA in 1989, materials that had already been produced with asbestos in them were still allowed to be used in the construction of homes for many years. This means even if your home was built after 1989 there is still the possibility of it having asbestos-containing materials, so keep this in mind when making your decisions.

Asbestos can be difficult to identify with only visual inspections of the material, which is why collecting a sample of the material to be sent to a lab for analysis. Interpreting asbestos test results after your asbestos inspection with your inspector will help you determine the extent of the issue if asbestos is present.

Is there Vermiculite Insulation in the attic?

Luckily, asbestos is heavier than air, so if left alone will settle out of the air. Unfortunately, many building materials were made of friable asbestos, which crumbles easily with the force of a human hand, making it easy to get more asbestos-containing material released into the air. Once settled, this asbestos dust is only dangerous if disturbed and released into the air again.

Was your home built before 1989?

Does your home have "Popcorn Ceilings"?

How much will it cost?

At SPS Inspections, the cost of Asbestos Inspection and Testing Services starts at $250 and goes up from there depending on the needs of the client. This pays for shipping costs to get your asbestos samples to an accredited lab, and the asbestos sample testing and results for up to 2 bulk samples taken from the home by one of our certified home inspectors.

How long does asbestos testing take?

Once the samples have been collected from your home by one of our experienced inspectors, they are shipped directly to the lab's testing facilities where they will be cultivated for 24 hours before results are conclusive. The lab we use is open from Monday through Friday so asbestos samples are not processed over the weekends. This being said, the turnaround time for asbestos inspection and asbestos testing services averages 5 to 7 business days.

If results from your asbestos test are required faster than this, a rush can be placed on your order for an additional $120, which will take the turnaround time for asbestos testing results from 5 to 7 business days down to 2 to 3 business days.
